Sure, You can buy a home without the aid of a professional real estate agent.

But your home purchase is so much more than getting online and finding your home. Your agent has access to what is currently for sale, as well as what is currently under contract or recently sold. Your agent will be able to take this information and schedule time to see the properties, determine pricing, and negotiate on your behalf.

Your home purchase will be one of the biggest investments you will ever make. Your agent is someone who knows the contract, has experience negotiating, and will walk you through the entire process to ensure that your transaction closes, and you get the house you want!

William Lyon will be building 110 single family homes. Brookfield will be building 210 single family homes. And DR Horton will be building 84 detached condominiums. A grand opening is anticipated to be some time in the spring of 2010. The homes will range in size from 1,778 to 3,287 square feet, with prices expected to start in the $500,000s.

The neighborhood will also include a 2.67 acre recreation center that includes a picnic area, tennis courts, a swimming pool, children’s pool, and various parks and trails.

If you are a San Diego home buyer and are frozen because you are unsure what to do next – and are concerned you may pay too much, here are some items to consider:

1. Waiting for the right time can be expensive. Some Carlsbad real estate buyers would have more equity today, despite falling prices, if they had bought when they first started looking, instead of continuing to pay rent.

2. Financing is not guaranteed. Some people who were highly qualified last year can’t find financing this year because the credit market has tightened or their personal financial situation now makes them an undesirable borrower.

3. Interest rates have no where to go but up. If prices decline by another 10 percent, but interest rates increase by 1 percentage point, the monthly payment will be the same.

Can we guarantee that Carlsbad real estate prices are at the bottom? No! Can we say confidently that now is a great time to buy real estate in Carlsbad, La Costa, Oceanside, Encinitas, Vista, or San Marcos – YES! In most of these areas, prices are at near 2001 levels. Interest rates are at near all time lows! This Carlsbad real estate opportunity is unprecedented! Don’t miss it!
