Carlsbad, CA – Water Rates Increase August 1, 2009
Carlsbad water and wastewater rates will increase about 10 percent or an average of $7.56 a month for most Carlsbad residents, based on decisions at the June 23 Carlsbad City Council and Carlsbad Municipal Water District Board of Directors meeting. Carlsbad, CA Market Trends – 92008, 92009, 92010, 92011
The Carlsbad June market statistics are out. When trying to determine what the statistics mean, I would look at the monthly averages of Carlsbad real estate sales in June over May.
In particular, I think it is important to note that the average sale price in Carlsbad is up to $549,000 from $537,000.
I also think it is important to note that the Carlsbad average is that homes sold at 96% and 97% of their listing price.
These are key indicators in determining market direction. Does, this mean that we don’t still have some tough days ahead, not necessarily. But I would certainly say that the indicators show that the Carlsbad real estate market may be moving in the right direction.

That Carlsbad Foreclosure is Doing More Than Just Dropping Your Property Value
We already know those Carlsbad, San Elijo, and La Costa foreclosures are dragging down our property values. In many La Costa and San Elijo neighborhoods in particular, the foreclosures and short sales alone have caused our property values to decline over 25%. Oceanside Luxury Homes From $500k
I visited a beautiful new home community in Oceanside today, very 
near the gate to Camp Pendleton. Bellingham at Arrowood is a wonderful little neighborhood of Oceanside homes with golf course views and about four miles from the Pacific Ocean.
Homes start at 2900 sf and go as high as almost 3400 sf. With builder incentives, the homes are selling for as low as almost $500k.

A Favorite Returns! Casa De Bandini – Carlsbad Forum Shops – Carlsbad, CA
The new Carlsbad, Casa De Bandini had been a local San Diego favorite, at the Bazaar del Mundo, up until a few years ago, when the Old Town State Park did not renew their lease. Casa De Bandini closed their doors, tried to open a location downtown, and just never got the new location off the ground.
Located conveniently (to homes in Carlsbad, La Costa, Leucadia, San Elijo, and Encinitas) in the Carlsbad Forum Shops, Casa de Bandini is anticipating a June opening date. As residents of La Costa Oaks, we spend tons of time at the Carlsbad Forum Shops, and never really took to Yellow Coyote.
Some of our friends and neighbors remember the “old” Casa de Bandini as one of their favorite San Diego restaurants. As such, this La Costa resident is looking forward to their opening. Carlsbad and San Diego Home Market Recovery?
Have we seen the worst of it? 
Most everyone agrees that it is still too early to tell, but we all know the media sells (papers, ads, etc) based on crisis. And it seems that even some of the California media is recognizing that California home prices may be headed in the right direction. Read Carlsbad Home Market Recovery to hear what a Sacramento writer has to say about the California housing market. Let’s hope he’s right. Let’s hope that some of those that were the first to see the bubble burst will be the first to see some positive signs!
