The state of California has recently announced a new program to help homeowners who find themselves in the position of having to sell their homes. The programs are run under the auspices of the CalHFA MAC – CalHFA Mortgage Assistance Corporation, a nonprofit organization.
The Transition Assistance Program ( TAP ) is one of the programs designed to ease the burden on these homeowners as well as make their relocation to housing more comfortable. Keep in mind that these are all State of California programs. Some of the program’s highlights include:
* Unemployed Mortgage Insurance – Can provide $3,000 per month for up to 12 months with a cap of $36,000
* Mortgage Reinstatement Assistance – Designed to help homeowners catch up on past-due mortgage principal, interest, taxes and insurance as well as homeowners association dues. One-time payments can be as much as $25,000.
* Principal Reduction Program – Qualifying homeowners could receive as much as $100,000 to reduce the principal on their loan balance
* Transition Assistance Program – Designed to help homeowners facing short sale or deed-in-lieu of foreclosure with up to $5,000 in funds to help them relocate
Under the Keep Your Home California Program, these programs are designed to assist the homeowners of distressed properties, stabilize their situations and ease their transition into new housing. For more information and to find out if you qualify, give us a call or go to:

As you may be able to tell, construction for the new upscale shopping center is rolling right along, and as it stands now, the center is still on schedule to open next year in the Summer of 2014 …! Literally next door to La Costa Oaks, the La Costa Town Square will also be serving the nearby communities of La Costa Ridge, La Costa Greens, La Costa Valley & San Elijo Hills.
While negotiations are still in progress for the ‘big box’ leases, I am permitted to tell you two of the retailers who will be occupying a couple of the larger storefronts of La Costa Town Square. Once the negotiations are complete for all of the big boxes, the developer ( PDC ) will be able to release the names of the smaller tenants too. PDC is also trying to attract some white linen restaurants. North county can definitely use more fine dining. I am expecting this information in the next four to possibly six weeks, maybe sooner …
Besides the widely known ‘Super’ Vons, we will also be getting a Petco which will be relocating from their nearby location, and a 24 Hour Fitness. Details at this time are unavailable as to whether this will be a 24 Hour Fitness – Active, Sport, Super Sport or Ultra Sport facility with a complete basketball gym, but those details should also be forthcoming soon.
As far as the new Davidson Homes residential community in La Costa – Arterro, building is still pretty much on schedule and they anticipate being open with models and new La Costa homes for sale in the first quarter of 2014. There will be 63 new homes in the La Costa subdivision, prices and exact square footages have yet to be revealed. Expect prices to be in the low millions and total square feet mostly in the 4000+ range. For more info go to: davidsoncommunities.com or call 858 259-8500.
The La Costa Town Square construction has made it tougher for the area residents surrounding the project to keep their cars clean, but traffic hasn’t seemed to be any more of a nuisance than normal. All in all, most of the neighbors we’ve spoken to are excited at the prospect of new shopping, eating and convenience. We will be sure to let you know as soon as soon as we hear any more – promise.

Yesterday – Sunday, January 17th, San Diego Restaurant Week returned to fabulous restaurants around San Diego County. The event will run from Sunday, January 17th through Friday, January 22nd.
Whether you are looking to dine in Coronado at Peohe’s, 1500 Ocean at the Hotel Del, or Coronado Boathouse 1887, George’s at the Cove or the Marine Room in La Jolla, or maybe Jake’s or Pacifica in Del Mar, the Chart House in Solana Beach, or Blue Fire Grill in La Costa, there are options for everyone!
Now, in its fifth year, San Diego Restaurant Week is an absolute hit. This was started in 2004 to bring patrons to restaurants for a week after the summer boom, when kids are back in school, and business is typically down. Popular, exclusive restaurants started offering three course prix fixe menus consisting of an appetizer, a main course, and dessert for either $20, $30, or $40.
If you look at many of the restaurants’ menus, you will find that many of them are offering the entire three course meal for less than just the main course on a typical night. For those of you who know me and Mike, you know, we love to do nice things on a budget. I guess it is that financial advisor in me! So, we look forward to San Diego Restaurant Week each year. We always use it as an opportunity to visit some old favorites – or take a new culinary adventure!
This year, due to the lagging economy, the restaurants added a second San Diego Restaurant Week. According the San Diego Restaurant Week published reports, the January 2009 week was the most successful ever – with over 180 participating restaurants and a 22% increase in diners over the 2008 event!
At the San Diego Restaurant Week’s website, you will find a comprehensive list of participating restaurants that can be sorted by price, type of cuisine, or location. Have fun and happy dining!
If you have anything you would like to see covered in our blog, please let us know. We are always here to answer questions and meet your San Diego real estate needs.
