La Costa Town Square Update
As you may know, the City of Carlsbad held their planning commission meeting last Wednesday, July 1st to discuss La Costa Town Square.
Pat O’Day – the general contractor of the project ran the presentation. The project was started in 1972. This is the third revision. As part of the project, the developer is $9.5M toward traffic fees.
Some of the restaurants interested in coming to our neighborhood are:
St. Tropez Bakery and Bistro, The Chop House, The Daily Grill. Tommy Bahama has expressed interest in being one of the retail stores. They expect to have a drug store and two gas stations – one with a car wash.
As of right now, Vons has the lead position to be the grocery anchor. We have heard from a number of neighbors that they would really love to have a Bristol Farms for the daily fresh dinners.
Some of the neighborhood participants requested – The Cheesecake Factory, PF Changs, Ruth’s Chris, Souplantation,
Our estimate was that about 70% of the attendees were for the project and about 30% were against it.
Although it does look like the project will go through, we DO have a say in the tenants. The developer DOES want to hear what we think. They do want to be able to go to prospective tenants and show our feedback.

Healthy Grocery Stores Abound in North County San Diego
Our La Costa home is in such a great location. Within 5 minutes of our house, we have an Albertsons in San Elijo Hills, a Henry’s in La Costa, and a Jimbo’s Naturally in the Carlsbad Forum Shops. If you venture a bit further into Encinitas, we have a Trader Joe’s. I have also heard that we are getting a Whole Foods down by the Lumberyard in Encinitas – YEA!!! But the real excitement for me was when the new Trader Joe’s opened in Carlsbad’s Bressi Ranch.
Each of the grocery stores mentioned above have their pros and cons. For the most part, all of the grocery stores mentioned but Albertsons, really focus on healthy offerings. You can do organic meats, organic produce, organic – low sodium soups, fresh made sandwiches, sushi to go, and so much more! Henry’s specializes in a huge local produce section, typically at a very competitive price. If you can’t make it to a Sunday farmer’s market, Henry’s is a great alternative. If you are looking for gluten free offerings and desserts, Jimbo’s is our best alternative.
But what I really love about Trader Joe’s is their salad dressings and their packaged meal/snack alternatives. They have over 6 Trader Joe’s salad dressings in the refrigerated section that are under 70 calories per serving, many being under 45 calories per serving – their champagne pear vinaigrette, their cranberry walnut vinaigrette, and their spicy peanut vinaigrettes are my favorites! Their fresh breads, their brown rice pasta, their meats, wines, and cheeses are all some of the best prices around. The Encinitas Trader Joe’s is always packed. The Bressi Ranch Trader Joe’s is apparently still an unknown Carlsbad jewel. You can drive right up to the store, walk through the spacious aisles, do an entire week’s worth of grocery shopping, and check out, all within a half hour.
So, if you’re in a hurry, like to eat healthy, and need to do some grocery shopping… go try Trader Joe’s in Carlsbad. Maybe one day, we’ll see you there!

Up to $32k in Incentives at La Costa Oaks Starting At $600k

This past Saturday was the opening of Rockledge in La Costa Oaks, in Carlsbad, CA. We stopped by Saturday morning just to see the traffic. It wasn’t nearly as busy as the grand opening of Copperwood in La Costa Oaks about a month ago. So, we wondered about the potential immediate success of the development. It seemed to me that given the AMAZING price range for being part of my much loved La Costa Oaks subdivision, that the community would be much busier that morning.
HOWEVER – we happened to stop by again on Sunday evening about 4:00 pm on our way to The Carlsbad Outlet Mall and Ruby’s. And although, the traffic still wasn’t bustling, it was steady. And imagine out surprise when we spoke to the sales representative and found that FOUR OF THE NINE homes that had just been released the day prior were already sold!!!!
As a real estate agent – that is GREAT news. It reinforces some of the trends we are seeing with our clients – if you find a great home at the right price – you better be ready to act. They are often selling on the first day on the market – at ABOVE asking price. Does that mean the booming market is back – not necessarily. But in a price range under $500k to $600k – homes are selling, and often selling quickly!
As for Rockledge at La Costa Oaks – Colrich expects to build 43 homes – many with canyon and ocean views. The schools are the very highly rated and desirable – Mission Estancia Elementary, Diegueno Middle, and La Costa Canyon High School.
Rockledge at La Costa Oaks have homes between 1,913 and 2,463 square feet. The property tax base is 1.3%. As a La Costa Oaks homeowner, you will have access to The Oaks Club (which includes a gathering room, catering kitchen, swimming pool, bbq areas, and fully equipped exercise facility). You will also have access to the coming La Costa Oaks Splash – a second pool and bbq area scheduled for completion in late 2009.
There are $10,000 of incentives offered if you use the preferred lender. If you choose to use our services, the Mewborn Team is also offering a $4,000 incentive toward closing costs. You ALSO have up to possibly $18,000 of tax credits available. The financial incentives are HUGE! ASK US HOW!

Casa De Bandini Returns – Carlsbad, CA
I am surprised by how many people seemed to have been counting down the days to the opening of the local Casa De Bandini.
For those people - Casa De Bandini Is Open! It opened yesterday, June 30th. Although I have never eaten there, it is apparently something that we will need to do this July 4th weekend. From everything I have heard (and seen) the restaurant, and experience are fabulous! I stopped by this evening, and the wait was over 90 minutes for a table. For the first Casa De Bandini review..
The 90 minute wait AND fabulous review just go to show how popular Casa De Bandini is – after four years away from San Diego. So beware – after 5 pm, the wait can be quite long. But everyone leaving said it was WELL worth the wait!
In a trip to Casa De Bandini about a week ago, they were putting the finishing touches on the restaurant and training the staff. The hostess was wearing a beautiful traditional mexican “costume” with the long flowing skirt, and ruffly white blouse. There is dining inside or out. Is That La Costa Oaks Foreclosure For You – Carlsbad, CA

Sammy’s Woodfired Returns to Carlsbad
If you live in La Costa, Carlsbad, or Oceanside, you may have had the opportunity to eat at Sammy’s Woodfired Pizza off Palomar Airport Road. In July 2008, a fire started at about 8 am that burned the restaurant almost to the ground. It took a number of months to get through the Carlsbad commission and start rebuilding. But the Carlsbad, CA Sammy’s Woodfired Pizza re-opened its doors on June 18, 2009 and is open for dining!
I love the Carlsbad, Del Mar, and San Marcos Sammy’s because of the gluten-free pizza. Although not quite as soft, fluffy, and chewy as its typical wheat filled counterpart, it is a wonderful pizza – especially for those of us who really love a great pizza and try to limit the amount of gluten in their diet.
