<p>Now, in its fifth year, <a title="San Diego Restaurant Week" href="http://www.sandiegorestaurantweek.com/" target="_blank">San Diego Restaurant Week </a>is an absolute hit. This was started in 2004 to bring patrons to restaurants for a week after the summer boom, when kids are back in school, and business is typically down. Popular, exclusive restaurants started offering three course prix fixe menus consisting of an appetizer, a main course, and dessert for either $20, $30, or $40.</p>
<p>If you look at many of the restaurants&#8217; menus, you will find that many of them are offering the entire three course meal for less than just the main course on a typical night. For those of you who know me and Mike, you know, we love to do nice things on a budget. I guess it is that financial advisor in me! So, we look forward to <a title="San Diego Restaurant Week" href="http://www.sandiegorestaurantweek.com/" target="_blank">San Diego Restaurant Week </a>each year. We always use it as an opportunity to visit some old favorites &#8211; or take a new culinary adventure!</p>
<p>This year, due to the lagging economy, the restaurants added a second <a title="San Diego Restaurant Week" href="http://www.sandiegorestaurantweek.com/" target="_blank">San Diego Restaurant Week</a>. According the <a title="San Diego Restaurant Week" href="http://www.sandiegorestaurantweek.com/" target="_blank">San Diego Restaurant Week </a>published reports, the January 2009 week was the most successful ever &#8211; with over 180 participating restaurants and a 22% increase in diners over the 2008 event!</p>

			<content:encoded><![CDATA[<p>June was a great month for San Elijo Hills (92078) real estate.  The average price of homes sold in San Elijo went from around $481,000 to over $533,000.  In addition to the the increase in San Elijo average home price, you will also see that the average market time for real estate sold in San Elijo was down from 76 days to 36 days.  That is a HUGE decrease. </p>
<p>I think one of the things that agents are seeing is that San Elijo sellers are being more realistic in pricing their homes.  They are actually using the recent solds to determine an appropriate price for THEIR San Elijo real estate.  Using this strategy, they are seeing better sales &#8211; more quickly and closer to (and sometimes above) asking price due to generating a lot of interest on their first days on the market!</p>

Then I found out about farmer&#8217;s markets.  No matter how great the produce may be at the Carlsbad Costco, or the La Costa Henry&#8217;s, or the Carlsbad Jimbo&#8217;s &#8211; nothing beats the freshness (and often the price) of the local farmer&#8217;s market. </p>
<p>The New Encinitas Farmer&#8217;s Market is open on Sundays from 2 pm &#8211; 5 pm at Flora Vista Elementary School at 1690 Wandering Road, Encinitas &#8211; 92024.  The farmer&#8217;s market is designed to serve inland Encinitas, Olivenhain, Rancho Santa Fe, La Costa, and San Elijo, where there are no community farmer&#8217;s markets. <br />

In many La Costa and San Elijo neighborhoods in particular, the foreclosures and short sales alone have caused our property values to decline over 25%. If you, as a La Costa or Carlsbad real estate seller, have to sell your home &#8211; you are competing with that La Costa or Carlsbad foreclosure next door, or the next street over. <span id="more-404"></span></span><br />
<span style="font-family: verdana">But did you also know that the foreclosure is actually putting your property in danger? Most foreclosed properties also don&#8217;t have insurance. They are also often vacant &#8211; leaving them vulnerable to theft, vandalism, and fires. There are some risks to your Carlsbad home in having a vacant home nearby. </span><br />
<span style="font-family: verdana">One of the things you can do, is partner up with your Carlsbad, La Costa, and San Elijo neighbors to  keep an eye on vacant property.  If you ever see anything suspicious &#8211; call the police.  It IS your problem too!</span></p>
