TGIF – Friday Night Carlsbad Summer Jazz Series is Back
If you have never gone to one of the fabulous Friday Night Carlsbad Summer Jazz concerts, this is something you must do this year. The concerts are held at three different parks around Carlsbad and La Costa. If you live in La Costa Oaks – you could probably pack everyone up and walk down to Stagecoach Park for the first four concerts.
These are wonderful summer activities. Pack a picnic, take a blanket, the kids, and a bottle of wine, and enjoy a laid back night around our La Costa and Carlsbad communities.

HELP! Why Didn’t My House Sell?
Nearly 15% to 25% of all listings do not sell. The market rejects them.
In other words, the market did not accept the Marketing Effort, the Price, the Condition, the Location, or a combination of these areas—perhaps all four of them. We believe that La Costa Homes – La Costa Oaks, La Costa Greens, La Costa Ridge, or La Costa Valley are some of the most desirable locations in all of San Diego County.
The good thing is that you control two of these areas: Price and Condition. We control one: Marketing Efforts.

A hundred dollar bill is a great metaphor: they all look good, but people will always choose the nice, clean, crisp one over a dirty wrinkled one. How does your house look to others? This is the crucial important difference between Showing condition and Living condition.
Price
Being overpriced is usually the reason a home did not sell, but condition will help determine what the market is willing to pay. Remember that YOU control price and condition. The wrong price attracts the wrong buyers. It creates a bad reputation for the house in the market place and makes properly priced homes look even better. Would anyone intentionally put their home on the market to help sell the competition?
Location
Ask your La Costa neighbors – do you love it here? Nobody can do a thing about their location except to accent the positives and minimize the negatives.

Has There REALLY Been Help For Homeowners?

Buyer’s Market? Only If You Really BUY!

I saw one of the most fabulous blog post today. It was written by a real estate agent in Chapel Hill North Carolina. She was telling a story about her sister finally deciding that it was a great time to buy. We all hear that it is a buyer’s market, but that only means that there are great deals available for buyers – the operative word being buyers.
Is it possible that prices may go lower? Maybe. However, for the past two years, we have been providing statistics to our La Costa Oaks neighbors to reduce their property taxes. We have actually seen that in the La Costa Oaks community – property values have been heading back up. La Costa Ridge and La Costa Greens may be a bit further behind, because the communities are one to four years newer – with loans still resetting at higher rates.
Is it possible that there may be lower interest rates? Maybe but not likely. We have already seen interest rates jump from around 4.7% to almost 5.5%. There is a tremendous opportunity. We may not know we are at the bottom, until we missed it!
If you are looking to buy a house that you plan on holding more than 2-5 years, it is probably the IDEAL time to buy!

Is There Really New Construction in La Costa?

We visited Copperwood at La Costa Oaks last week. It was their Grand Opening – and they were not disappointed. There were cars parked up and down two streets, maybe 150 people touring the houses while we were there, and people lining up to talk to the lender for pre-approval.
The La Costa homes are typical on the outside, but inside were gorgeous, and very unique – a great addition to the neighborhood. A new builder provides a fresh prospective – and helps keep our neighborhoods from looking like the tract homes of old – always a plus for La Costa homeowners.
However, no matter how much I loved the houses – I couldn’t help feeling awed by the number of people out touring the homes yesterday. It may be too soon to tell, but maybe this market is turning around! Maybe the buyers are back out – looking at their options! Here is a picture of just the parking craziness! If you haven’t gone to see the houses – take a trip through. We’ll post pictures and details later this week – when we can go on a weekday without all the other La Costa home seekers!

Is Your Home Value Headed Up?
I am amazed as I drive around Carlsbad to see all the new building – there are the homes at La Costa Greens, Trieste by Warmington in the $700’s. There are the new Bluwater Crossing – condos and townhouses starting in the low $400’s, the new Copperwood in La Costa Oaks, and some new homes by KB – that are just forming interest lists. Apparently builders are back in Carlsbad with a vengeance. How do I feel about this – I’m not sure right now. I am glad to hear that builders think there is money to be made and are starting to build again. But I was kind of happy that there were less than 20 homes on the market in my lovely La Costa Oaks – made me feel like there wasn’t much competition for our La Costa Oaks home sellers! I guess it’s still too early to tell where we are – still heading down, at the bottom, or on the upswing. But I can guarantee it is going to be an interesting ride!
